This cute home is located near downtown Boulder on the 4th Street bike path, just a few blocks from the Dakota Ridge hiking trails and the North Boulder Park. There are two bedrooms, a full kitchen, full bath, living room, dining room and a laundry room. I have a studio that was build above the main house in 2018, so I manage the property and live in the studio when not traveling to my home in Hueco Tanks, Texas. The only shared space is the laundry room located on the main floor of the house. I am the only person who would use this space and I am very conscientious of not using the laundry room when guests are there. There is an enclosed backyard space that is private and peaceful. There is a hot tub and climbing wall in the backyard that can be used at your own risk. There is a nice grocery store, coffee/tea shops, The Wine Merchant, Pharmacy, Moe's Bagel and other shops down the street. Owner pays for water, Internet, trash service. Renter is responsible for 30% of the electric/gas bill. Renter is responsible for taking care of front yard.
