The lease is for 12 months. Any appliance that stops working , the next appliance is for the tenant to buy on their own or if the landlord/property management company buys a replacement the tenants will be charged (can be added to the rent). The property needs to be maintained as the day it was when moved into. Pest control can be added but for a $50 a month increase. Mowing can be added to the lease for $150 a month fee. There is to be no smoking in house. Also guest can not stay longer than 3 consecutive days out of the week or more than 10 days out of the month or rent will be adjusted higher.
