Tenant Rental Requirements To be considered for this rental property, applicants must meet the following requirements: 1. Rent & Security Deposit - First month's rent is required before move-in. - Last month's rent is required before move-in. - A security deposit equal to one month's rent is required before move-in. - All required move-in funds must be paid before receiving the keys and taking possession of the property. 2. Renter's Insurance - Tenant is required to purchase and maintain renter's insurance throughout the entire lease term. - Renter's insurance is for the tenant's personal belongings and personal liability/financial protection. - Proof of active renter's insurance must be provided before move-in. 3. No Smoking - Smoking is strictly prohibited inside the property. - No smoking of cigarettes, cigars, vaping/e-cigarettes, or other smoking products is permitted inside the home. 4. No Cats or Dogs - Cats and dogs are not permitted on the property. - This policy applies to both indoor and outdoor pets. 5. Utilities & Lawn Maintenance - The property is not located in an HOA community. - Tenant is responsible for setting up and maintaining all utilities and services for the property, including electricity, water, internet, and any other services required by the tenant. - Tenant is responsible for regular lawn and yard maintenance throughout the lease term. 6. Rental Application - Applicants must complete the Zillow rental application either before or after viewing the property. - The application includes verification of: - Income and employment - Credit history and credit report - Background check - Rental history 7. Application Review - All applications are subject to landlord review and approval. - Meeting the basic requirements does not guarantee approval. - The landlord will consider the applicant's income, credit history, background check, rental history, and other relevant information when making a rental decision. 8. Holding Deposit Policy Applicants are welcome to view the property before applying. If an application is approved, the applicant must pay a $200 holding deposit within 24 hours to reserve the property. The property will remain available to other applicants until the holding deposit is received. The $200 holding deposit will be applied toward the security deposit when the lease is signed. A separate written Holding Deposit Agreement will be provided before the deposit is accepted. The agreement will explain the amount of the deposit, the deadline to sign the lease, and the circumstances under which the deposit may or may not be refunded. Please note: Approval of an application does not automatically reserve the property. The property is not considered reserved until the $200 holding deposit has been received and the Holding Deposit Agreement has been signed. 9. Move-In - The lease must be fully signed and all required move-in funds, proof of renter's insurance, before the tenant may move into the property.
