    112 +/- Acres, Pine Creek runs through the entire property this is a year around creek. This property is very U-Nic it has “perfected water rights to the creek that are approved through IDWR” this is very rare our water right is from 1890 our water right has never been “called” This property also has an irrigation well we are the only one that has this we had a new electrical box for it put in last year all irrigation pipe & equipment come with the property. The house is basically a 3 story, there is a half basement, the furnace, water heater, and well pressure tank are in there plus lots of storage. (All have been replaced in the last 12 years) The heat pump is just outside of the basement for air conditioning it is serviced 2 times a year and is 12 years old along with the furnace both are manufactured by TRANE. The main floor is just over 2100 Sq Ft with a large laundry room with storage for freezers, safes etc. Living room and kitchen are open the top floor which has 2 bedrooms, are old style with ceilings vaulted in the middle and lower on the sides both have small closets. The main floor has a master suite with a small walk in closet and a three quarter bath 1 sink and large walk in shower with grab bars. There is a 2nd bath off the hall that is also a three quarter bath 1 sink and smaller but ample walk in shower & 2nd bedroom. All of the windows have been replaced throughout the house and Idaho power has it listed in the top 5% of energy efficiency (we are all electric and our bill is usually $100.00 or less a month.) Idaho installed a insulation package with testing for efficiency the kitchen is not remodeled there is a wood stove in the kitchen brand new in 2024 it has been updated and is legal with a new insert in the chimney. All kitchen appliances can stay they are all Whirlpool the side by side Refrigerator was new in 2013 the dishwasher was new in 2025 and the stove/range is new in 2026 just being installed, all are stainless steel. The washer and dryer can also stay they are Maytag the dryer is from 2013 the top load washing machine is commercial over-sized and new in 2025. The living room has Black Walnut Live edge hand sanded 1 slab window sills along with the kitchen, one wall is tung and grove knotty cedar, all of the inside window trim is done in knotty cedar. Outside Buildings include a detached insulated shop with a 2 car attached over-sized garage, an old original 1 car garage converted to a wood shed. A large hay-shed with lean too on one side 65 X 60, a 5 stall horse barn with hay storage, tack room and extra storage area overall 90 X 42, includes a 42 X 42 indoor arena. There is a 4 stall equipment shed and a 40 X 60 shop rebuilt after the big snowfall. I will add pictures of the inside as soon as I can. The electrical was upgraded to 200 service to the house and 200 service to the outbuildings in 2013 with the wiring being updated through out the house and outbuildings. The house and all outbuildings sit on 14.8100 acres on a separate Tax Parcel (RP15N03W314200) the rest of the property 96.9300 acres has no buildings on it Tax Parcel (RP15N03W313300). All of the property has been survey except one small portion at the top of the property. New plumbing was put in through most of the house and out to the barn in 2013, both bathrooms had Bath Fitter new showers put in during 2021. The septic was totally redone in 2012-2013 I don't have the exact date it was poured in place with an approximate 3000 gallon capacity it is an infiltrator system the new drain field goes under the driveway and out to the outdoor arena. The domestic well had a new liner installed and a new submersible ¾ HP pump 10/2011 by Farm Commercial Irrigation Inc in Weiser, Idaho. The well is 95' deep static is set at 55' and the pump is set at 85'.
