Monthly pet rent applies. - Applicants are subject to a rental application, credit and background screening, income verification, and rental history verification. Income should generally be at least three and half times the monthly rent. Rental Qualifications To ensure a fair and consistent screening process, all applicants will be evaluated using the same criteria. - Each adult (18+) who will occupy the property must submit their own application and qualify independently. - Co-signers, guarantors, and third-party applicants are not accepted as a general rule. - Minimum of 2 years of positive, verifiable rental history with no prior evictions or outstanding balances owed to landlords. - Satisfactory credit history and background screening are required. - Government-issued photo ID is required. - Renters insurance is required before move-in. Occupancy Requirements - Maximum occupancy is 5 residents. - All occupants must be listed on the lease. - Unauthorized occupants are not permitted. Any person residing in the home for more than 14 consecutive days or 30 cumulative days in any 12-month period is considered an occupant and must receive the landlord's prior written approval and, if approved, be added to the lease.
