This cute newly remodeled bungalow is located in Vienna, WV. It is just steps from a city bus route and has wonderful neighbors. The house has new windows, doors, waterproofed laminate flooring house-wide, two-toned siding, metal roofing, and a screened-in front porch. Enjoy a cold glass of iced tea or lemonade on the screened-in porch as you watch the sunset on a warm summer evening with your pet or loved one at your side. The central air heating and cooling is less than 10 years old, with a washer, dryer, and refrigerator on the premises. The full unfinished basement has a dehumidifier, storage shelves, and a workbench. If that is not enough storage for you, there is also a detached storage building. This is a month-by-month lease for the 1st year but I have no plans of ending a lease for a good tenant. In the 2nd year, we can revisit the lease terms and extend the lease to yearly if the tenant desires. The monthly rent is $1000 and the tenant must pay the first month's rent, a deposit of $1000, and a $55 background check fee prior to occupying the house. No smoking or vaping is permitted in or on the premises. You may have only 1 pet unless otherwise agreed upon. There will be a $150 non-refundable pet fee. No structures may be erected without written permission. No alterations to the property (inside or outside) without written permission. No repairs beyond everyday wear and tear (touch-up paint with paint provided and labeled in the basement, filling small nail holes using spackle, etc.) shall be done by the tenant unless the landlord gives direct written permission. Tenant is responsible for the day-to-day maintenance of the house such as but not limited to changing light bulbs, mowing the lawn, caring for and weeding the flower beds (no plants shall be planted in the ground without written permission), snow removal, ranking and removal of fall leaves, and ensuring gutters are free of debris. You are expected to carry renter's insurance. This cheap requirement will protect your belongings in case of a fire, flood, or other catastrophe. Tenant is responsible for the payment of all utilities, essential or luxury. Electric, gas, water, and sewage will remain in the landlord's name but the tenant will receive copies of the bills to pay once a month. The landlord is responsible for repairs as a result of age or normal wear and tear: such as repainting, central air and heating, stove, leaks, electrical issues, refrigerator, dehumidifier, etc. The tenant must notify the landlord in writing within 24 hours of any concerns or issues that arise. For emergencies or potential damaging issues, the tenant must notify the landlord by phone call and in writing immediately. The tenant must allow the landlord entry for inspections given that the landlord has provided 24-48 hours' notice. The tenant is expected to read, understand, and sign the rental agreement prior to occupying the property.
