Very quiet town where nearly everyone knows each other. Property has a 3 car garage. It is walking distance from a local restaurant, grocery store, post office and park. Oak Hill Schools. There is a refrigerator and cooking stove provided. Heat is forced air fuel oil and there is also air conditioning. 4 bedrooms, dining room, living room, large laundry room, mud room, enclosed front porch. If you like animals there is always a herd of cattle at the back of the property. There is room for a small garden if requested. The landlord lives close by and will mow the yard. Trash and sewer bill are included in the rent. (The map on Zillow is incorrect. It shows North Grove, this is in Amboy) Renter is responsible for keeping fuel oil full and electric paid. tv, internet, and any other services are the responsibility of the renter. Trash pickup and sewer bills are included in the rent. No pets. No smoking. Landlord will mow the yard and handle repairs not caused by renter. The renter is expected to keep the house and property clean and free of clutter. Stove and refrigerator are currently supplied but will not be repaired or replaced by the landlord in the event of an issue. Rent is due the first of each month and a one year lease is required. Past evictions, Felonies, drug abuse convictions and such need not apply. The landlords are both in law enforcement and thorough background checks will be conducted. I have three main rules. Pay on time, don't damage my house, and no drama. Any past renters would say we are extremely easy to get along with but will not tolerate violating the three main rules.
