Qualifying Criteria: Before you apply to lease the rental property located at 309 Pebble Beach Dr., Portland, TX 78374, please take time to review the rental criteria. The term "applicant(s)" under our criteria means the person or persons that are approved to occupy the home under the lease. All persons eighteen (18) and over will be considered as leaseholder under the lease and must fill out a separate application. Fair Housing: It is our expressed policy not to discriminate against any person based on race, color, religion, sex, national origin familial status or handicap. APPLICATION FEES & DEPOSITS: All persons over the age of eighteen (18) will be required to complete a separate application & pay an application fee through Zillow. A refundable deposit equivalent to a full month rent will be required within 48 hours of approval of your application. RENTAL: If rental debt is owed, the application will be automatically denied unless proof of payment is provided. If previously evicted must be 7 years old or automatic denial. Foreclosure of a previously owned home must be 7 years old or an automatic denial. INCOME/EMPLOYMENT: Employment must be verifiable. Paycheck stubs, offer letters, tax returns, and bank statements may be provided for income/employment verification. Income must be three (3) times one month's market rent. CRIMINAL: A criminal background search will be conducted for each applicant and occupant over the age of 18. It is our policy not to lease to applicants with felony convictions, felony deferred adjudication and certain misdemeanors concerning violence or drugs. If the criminal background search and/or information provided by you reveals past criminal convictions which violates our policy, your application may be denied. CREDIT: Applicant's credit score must be 580 or greater with minimal negative or collection accounts, roommate credit scores will be combined. If Credit score is below 580 and all other criteria are satisfactory, then an additional deposit will be required. Negative credit includes but is not limited to past due accounts, judgments, liens, write offs, unresolved bankruptcy. PETS: Two (2) pets will be allowed. Pet deposit is $500 with a $500 non-refundable pet fee per pet which will be due on the lease start date. $25 pet rent per month per pet. All animals who occupy the property must be approved by the landlord.
