It is the policy of this management company that applications must be complete, and all fees paid prior to submission for consideration. All completed applications are processed daily. All approved applications for the same property may be submitted for final decision. Applications An application must be completed for each occupant 18 years of age or older and all individuals deemed an adult under Applicable Law regardless of age. A non-refundable application fee, if applicable, must be paid by each Applicant before an application will be processed. All Applicants are required to present a valid government-issued identification. Except as otherwise prohibited by Applicable Law, non-U.S. citizen Applicants may be required to present additional documentation evidencing Applicant's right to live in the United States through the end of the lease term. An application does not constitute a lease agreement or offer to lease. No lease shall exist unless and until Landlord and Applicant execute a lease agreement and Applicant pays all required funds. Falsification of any information on an application may result in Applicant's automatic denial. If an Applicant is denied for falsifying paperwork, Landlord may retain all deposits and fees paid. Complete Application, Once notified approved, you will have 24 hours to drop off Hold Deposit Two Years of Good Rental History: Forcible Entry & Detainers (Evictions) will not be accepted under any circumstance. No history of any damage to the residence, or an outstanding balance due to a previous landlord. If you have no prior rental may have to pay a double-deposit. Verifiable Gross Income: Minimum of 2-1/2 times the rent charged on the residence. Section 8 vouchers and certificates may be accepted. The resident must meet the same criteria as those seeking non-subsidized housing. Criminal Background Check: Residency may be denied due to criminal history (see Criminal Background Criteria) Credit History: Credit history cannot have any outstanding balances to a landlord or utility company or active bankruptcy that has not been discharged. Residency may be denied due to poor credit history. Contingent on your credit score, an additional Security Deposit will be required. Occupancy Guidelines The maximum occupancy is two (2) persons per bedroom, plus one additional person per home. Age Applicants must be 18 years of age or older, unless deemed an adult under Applicable Law. Pets No more than three (2) pets are allowed per home. Except as otherwise prohibited by Applicable Law, certain dog breeds are not permitted, including Pit Bulls, Staffordshire Terriers, Rottweilers, German Shepherds, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, and any mix containing one of these breeds. Pet fees, rent, and/or deposits may be charged, where applicable. Livestock, poisonous, wild, or exotic animals are not permitted. Aquariums are NOT permitted Assistance animals for persons with disabilities are not considered to be pets and are not subject to the above pet restrictions. Assistance animals require Landlord's advance written approval. Must be one year of age or older. The Ehlers Group reserves the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or the community. The Ehlers Group charges pet rent each month for each of your animals with a maximum of 3 animals. The term "pet rent" is simply rent you will pay for the allowance of your pet to occupy the rental unit with you. Pet rent is charged monthly and is paid with your rent. Processing Fee Processing Fee (non-refundable): $300 (one-time flat fee) Pet Rent (Paid Monthly with Property Rent) Domestic Dogs or cats (per pet): ) $35 for the 1st and $25 for the 2nd per month pet rent. Landlord must meet the dog prior to the application being approved or the pet. Vehicles No more than four (3) vehicles are permitted. Vehicles must be operational and have current registrations. Renter's Insurance Landlord requires that residents obtain renter's insurance for casualties such as fire, flood, water damage, theft, and general liability. Renter's insurance will have a minimum of $300,000 of liability coverage with Landlord identified as an Additional Insured Criminal Background Criteria Disqualification from Residency For 7 Years After the Completion of Their Sentence (Convictions ONLY) First through Third Degree Murder First Through Third Degree Assault Kidnapping First Through Fourth Degree Criminal Sexual Conduct Arson Harassment and Stalking Second Degree Manslaughter Criminal Vehicular Homicide or Injury Simple or Aggravated Robbery Any Felony Drug or Narcotics Convictions False Imprisonment Carrying a weapon without a permit or any other weapons charge Felony Theft Felony Forgery Felony Burglary Terrorist Threats Felony Controlled Substance An Attempt to commit one of the above crimes A Conviction in another jurisdiction that would be a violation of the above crimes Disqualification from Residency For 5 Years After the Completion of Their Sentence (Convictions ONLY) Non-Felony Violation of Harassment and/or Stalking Fourth Degree Assault Any Misdemeanor Drug or Narcotics Conviction An Attempt to commit one of the above crimes A Conviction in another jurisdiction that would be a violation of the above crimes
