This is a short term rental with a three to five month lease, through the end of April 2025. Mountain living in a clean modern apartment with a two car garage. The apartment is located adjacent to an occupied farm house where the property manager lives. Modern appliances including a new washer/dryer, as well as an electric stove, refrigerator, and dishwasher. If you're interested, please complete and send a Renter's Profile before asking to see the property. Mars Hill is conveniently located to the west of Burnsville immediately off US 19. Tenant pays for all utilities. They will remain in the owner's name and the tenant will reimburse the owner within 7 days of receiving the bill. The tenant will be responsible for $20/month for trash, plus the actual cost of LP Gas and electricity. The LP Gas bottle is full at the time of rental and the tenant will be responsible to ensure that it is full upon completing the lease. No pets are allowed. No pets means exactly that. No mice, snakes, gerbils, hamsters, fish/aquariums, iguanas, cats, dogs, rats, spiders. No pets! No smoking is allowed on the property. No illegal drugs are allowed on the property. Parties are not allowed without prior written approval of the owner. Quiet hours are from 8:00 pm to 8:00 am. No junk shall be stored on the property. No junk cars shall be stored on the property. No RV parking is allowed. The apartment and garage shall be as clean upon moving out as they were upon moving in. The tenant will not make any alterations to the structure. No household items shall be stored on the porch. No grilling on the porch or in the garage is allowed. A security deposit of one months rent is required along with the first months rent. Rent is due on the first day of the month and shall be delivered to the property manager. A late fee of $100 will be required if the rent is not paid by the fifth day of the month and an additional $100 will be required after the tenth day of the month. Returned check fees will be reimbursed to the owner by the tenant along with full payment of the rent and any late fees. Payment of utility costs shall be paid within 7 days of receiving a copy of the bill from the owner. A 10% late fee will be added after seven days of non-payment. Return check fees on utility payments will be reimbursed to the owner by the tenant. References are required from the tenant's previous landlords.
