    Hello Everyone! We are selling our home of nearly 10 years to move to Somerset to start a church. Also, please see the "What I love about this home section" for more information especially concerning the 2 garages and additional building since I ran out of room. In 2012-13 we replaced a lot of items including: 1. New high efficiency HVAC including a 16 seer heat pump and air conditioner with back up or emergency heat being a 90% efficient gas furnace with a variable speed blower. In the 10 years I have lived here I do not recall ever having a TOTAL gas and electric bill over $250/mo and most of the time much less. Looking at my Atmos energy gas bills over the last year the highest is $77.16 and the lowest is $27.89 with an average of $43.88. My KU/LGE electric bills over the last year have a high of $188.41 and a low of $84.01 with an average of $120.04. These two totals would make your gas+electric bill only $163.92 per month on average! 2. High efficiency 50 gallon water heater that is also 90%+ efficient 3. New PEX water lines (did not replace drain lines). Water bill averages, from memory, $30-$45/mo. No city sewer bills to pay! 4. New metal roof put on the house, upper garage and little building 5. French drain installed around a portion of the basement, very DRY BASEMENT! 6. New 200 amp electric meter base and panel installed with 100 amp service running to the upper garage and from there running to the lower garage. Some new wiring installed as well. 7. Cellulose insulation installed in the attic and later in the walls of the upstairs. 8. Ceiling fans installed in all bedrooms 9. Driveway re-blacktopped and extended to make it 2 car widths 10. U-shaped compacted gravel driveway added to lower garage 11. Upstairs bathroom renovated with luxury vinyl plank flooring 12. Luxury vinyl plank flooring installed throughout entire basement 13. Added a very large back porch 14. Original hardwood flooring was refinished around 2015 I am likely forgetting thigs due to the abundance of work that we have completed on this home and may update this description from time to time as I think of additional items. Location: The property is located just outside the city limits of Danville meaning no city taxes to pay but you are only 1.4 miles from Walmart and Lowes! It is a very quiet subdivision. The house is located at the end of a dead end road, and with 0.66ac you have plenty of room for the kids to play! There is even a creek that adjoins the property! I really couldn’t ask for a better place to live. Interior: Upstairs you have a large kitchen where we also have our dining table. Then you have an equivalent sized livingroom. There is also a full bathroom and two bedrooms. The original hardwood flooring covers the livingroom, hallway area, steps leading to basement and both bedrooms. There are also closets in both bedrooms. Downstairs you have a master bedroom and bathroom with a walk in closet, 2 additional bedrooms with closets, a laundry room with a ½ bathroom, a storage area that we use for a pantry underneath the steps, and a room adjoined to the master bathroom which could be used as a very large walk in closet but I presently use it for my study.
