This is a vacant lot home-site in the Brand Park Addition, with utilities infrastructure (electrical power, municipal water, sanitary sewer) already in place. The home-site is slightly more than one-half acre, for sale by the Brand Park developers and original lot owners: Paul & Betty Peck, of Richardson. LOCATION: This home-site is relatively close-in to the central metropolitan area, within the Richardson City limits, but in the preferred Plano Independent School District, and in Collin County. It is almost semi-rural, adjacent to the very large (417 acre) Breckinridge Park, which has multiple picnic areas, dozens of playing fields, and miles of paved biking and jogging trails. The major highway (Bush Turnpike/SH 190) is less than 5 miles away via scenic country road (to the south) or tree-lined boulevards (to the east). EXCLUSIVE: This may be one of the last 2 gated community lots in Richardson that have not been committed to a specific builder. There are only four homesites in the Brand Park subdivision. Two have large homes have already been built, and the two remaining lots are vacant. This is the vacant lot to the immediate right of the entrance gate (Southeast corner). SECURE: The property is only accessible via an entrance area off of a secluded side street, with large iron gates that normally remain closed, and an eight foot fence all the way around the perimeter of 4-home-site subdivision. There are no pedestrian gates to worry about being left unlatched, the mailboxes are outside the main gate, and there are no alleys. STRONG HOA: The Brand Park HOA (with fees of ~300/mo.) maintains the entrance area, the keypad/mailbox island, the gate and related equipment, the perimeter fence, the single short private street (cul du sac), the landscaped green-belt along Brand Road (on the West), and the landscaped frontage along Hillingdon Rd. (on the South). Deed restrictions specify construction approvals by an architectural committee, also requiring homesites of at least 3,500 sq. ft, and specially zoned for oversized (1,000 sq. ft.) cabanas/guest quarters. Fences between the lots are restricted to 5 feet height and wrought iron construction, to help maintain the park-like appearance. Main house garages must be set-back at least 100' with garage doors and interiors not visible from the street frontage. Homesite electrical and telecom/datacom facilities are below-ground flush mounted. This being a small HOA translates to strong control for individual owners. There is no more secure, nor more exclusive, gated-community half-acre homesites available in Richardson, to the best of our knowledge.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
