Pet rent is $30/ month - Tenant pays for utilities (allocated) - First and lat month rent plus deposit - no smoking/vaping - quiet hours 10 pm-7 am daily - one inhabitant (only) - pets allowed with a monthly $45 pet rent fee plus nonrefundable rent depending upon the pet-no pet over30lbs, that certain breeds not allowed - $63 application fee , credit and background check being provided with this CRITERIA. Each person who is 18 years or older will be required to complete an Application. All questions and requests must be answered completely and truthfully. You must provide a copy of photo I.D. the cost of the screening fee for each Application and the income verification below. If approved, you will have to signed an Agreement to Lease and provide one month's rent in order to complete the approval process. EMPLOYMENTS HISTORY/INCOME AND FUNDS RECEIVED All persons who will be responsible for paying the rent, must provide a copy of 2 most recent pay-stubs and/or documents substantiating any other receipt of funds. If self-employed you must provide documents substantiating net income. Tenant must meet the rent-to-income ratio as outlined in the TMC. Monthly gross income three time the amount of monthly rent when monthly rent amount is below Fair Market Rents as published by HUD. Two-point five time the amount of the rent when rent amount is at or above the Fair Market Rents as published annually by HUD. CREDIT REQUIREMENTS We require a positive credit history with: No non-discharged bankruptcies. No money owning to a previous landlord. A minimum credit score of 650. LANDLORD REFERENCES Each rental applicant must be able to demonstrate a pattern of meeting their rental properties in good condition and not having a pattern of complaints from neighbors. Applicant can have no prior evictions. You must provide contact information for the previous landlord sufficient to contact her/him. CRIMINAL HISTORY Criminal history will be considered on an individual assessment such as the type and severity of the offence and how long ago the offense occurred.
