Fully furnished, well-organized and updated, this efficient, harmonious, and clean 3-bedroom/3-bath colonial house is located in a quiet, safe, and friendly residential neighborhood of Boston. It is available September 15th for lease for 6-10 months. All utilities, wi-fi, and Fios cable are included in the base rental fee. (There is an optional additional fee for maintaining the yard. See the section on leasing details.) I am seeking one or more highly responsible, conscientious professionals with family unit of up to 4 people to enjoy and care for my lovely home. Living in the West Roxbury district of Boston, very near a major parkway, you'll have convenient access to all that the city has to offer. You will have two tandem driveway parking spaces as well as ample, easy street parking. Shopping centers and a large park are a 5-minute drive away. At the end of the block, 100 yards away, there is a bus stop that is part of the transit system that will take you anywhere in Boston. The house has been well-maintained and modernized, with new windows, all new exterior finish, and the very recent addition of two full bathrooms. All who enter find the home quite aesthetically pleasing. I take pride in my comfortable home and hope you will also! 1. Minimum lease is 6 months. Maximum length is to be mutually determined by the renter's and the owner's situations and needs. It may be possible to extend the lease if both parties agree. 2. First and last month's rent plus deposit of $2,000 are due upon signing. 3. Heat, AC, water, electricity, wifi, and Fios cable are all included in the base rent. 4. Pets are allowed upon the following conditions. It or they must: - Be completely non-destructive (no chewing, scratching, tearing) of any furniture or fixed items in the house - Be fully house-trained - Be kept reasonably clean - Only be allowed on furniture if you cover the furniture first - Not shed or shed excessively. You would please be vigilant and clean up on a regular basis any fur or hair that is shed. 5. No smoking of any kind is allowed inside the house. 6. The driveway is shared with the nextdoor neighbor. It is 2 cars wide and 3 cars deep. Keep any vehicles clearly on 'our' side. Also, the house is at an intersection, with easy street parking in front of or to the side of the house. Tenant's Maintenance Responsibilities: 7. House plants should be watered moderately around every 10 days. 8. Basic yardwork and snow removal are negotiable. For an added fee (varying from approx. $50 to $250 per month depending mostly on autumn leaf-fall and winter snowfall), I can arrange to have everything done for you. Otherwise, tools will be available for you to use to avoid the fees. - Yardwork entails mowing the lawn (about 20 minutes) through October and beginning in May; weeding around the shrubs, collecting leaves in November/early December. - Snow removal entails clearing the sidewalks to the front and side of the house, the path and steps to the doors, and the driveway if you choose to use it. Fines are levied quickly by the city if the sidewalks are not cleared. A path at least 24" wide is usually sufficient. 9. All trash, recycling, food scrap recycling, and yard waste get put out on Sunday evening or early Monday morning for Monday pick up. (Pickup is on Tuesday for Monday holidays.)
