    What this property needs to complete it is a pool. The list of additional improvements includes paint, impact windows, front entrance make-over and rear deck/patio. The inside of the house requires a few areas of touch up to finish some of the trim work around the rear kitchen door and A/C closet following the remodel in 2009. House was converted to gas at the same time (2009) to allow for a Takagi tank-less water heater, Whirlpool "Duet" steam/gas washer and dryer; and Viking range. Electricity cost decreased by 40% (average bill in peak summer is $120-135). Makeover was completed with a top of the line American Standard (aka Trane) 4 ton A/C with "Accu Clean" 3 stage filter and all new ducting. Kitchen/pantry floors are marble as well as the laundry area. The spatial entry room with full timber vault ceilings showcases the open floor plan and contemporary styling. New bamboo floors, refinished saltillo tile were laid inside while a custom built (in 2015) carport with travertine pavers were laid outside. Guest bath is beautifully appointed with Kohler tub, sink, and toilet and designer (made in California) brass faucet. Owner will provide (already paid for) $25K+ architectural and full construction plans that were slated to be complete for the entire rebuild in 2008. Financial constraints at the time thwarted this effort but architect-as a gesture of good faith-also provided 3 "phase" build options to minimize the capital requirements should you choose to go this route. Less than that, this house beckons for a maximum $150K in upgrades to fully realize its potential. If you love to cook, chill, and contemplate life's simple pleasures; you will find this property to be the ideally suited location to live in Miami (similar to Brentwood in California) with the property value increasing dramatically year after year based upon the limited residential space in this prime location. The spacious yard includes several varieties of fruit trees: avocado, 4 types of mango, peach, orange and Meyer lemon. The irrigation system was also upgraded in 2016. It includes a entirely "closed" (no city water/sewage bills to pay) watering system with 1,000 gallon well, 2 hp. pump, 4 zone indexing valve and 100% coverage of front and year yard. In the backyard, a Clusia hedge spans over 100' along a wooden fence while the front yard is bordered with Podocarpus hedges for additional privacy. The owner is a perfectionist with unwavering belief in quality over cost savings. Nothing in this house was done with "re-sale" in mind. The owner did not intend to sell this property, laments the fact that it is being offered for sale now, and harbors immense disappointment that the rebuilding plans were never realized. His vision for this house complete with pool, detached garage, guest house, gym and under ground wine cellar are "constructed" on paper which he will happily reveal should you intend to turn this property into a appropriately sized villa.
