    What's special

Freshly painted half of a double shotgun available for rent immediately. Seventy-five-year-old 1BR house with giant double parlor, built-in closets in two rooms, 14-foot ceilings, wood floors throughout, gas stove, microwave/convection oven, washer/dryer, front porch, huge backyard (a work-in-progress), brand-new AC/heat window units that do actually heat. Kitchen was built out by previous owner and has DIY woodwork in the counters and cute midcentury-modern-esque vibe. Wildly productive lemon tree in the front yard. Venerable old house has withstood every major hurricane of the past three generations. Street parking (and in the ten years I've lived here, our street has successfully drained in rainstorms large and small). Traditional shotgun layout, spacious 1BR, nice for couples or one person who likes a lot of room; the double parlor could also be divided into a living room and second bedroom if you don't mind the walk-through. Month-to-month lease. Rent includes water/garbage, $1500. Security deposit can be split across two months ($1000 first month, $500 the second). No last-month's-rent-upfront requirement. Pets considered on case-by-case basis. No airbnb/sublet. Quiet block. Only one block off of St. Claude, easy walking/biking/driving distance to all the various things in the Upper Ninth Ward, 15 minutes biking to the French Quarter. Most of the neighbors have been around for a while and they are nice about keeping an eye out for you and saying hello. Other half of the house is owner occupied (that would be me). I'm a New Orleans native and self-employed artist, I work from home, I am quiet and nice and I would like to share my living zone with other nice respectful people. I lived here as a renter from 2013-2016 and purchased the house from my landlord in 2016. I bought this house because my landlord was about to sell it out from under me and I knew I would not financially survive the churning housing/rental market as people kept cashing in their rental properties as "investments" that had "peaked." I am not going anywhere, I'm not in the market to sell this house, it's not an "investment property" for me; this is my home (and my hometown) and I won't be looking to flip it out from under you. In my experience, landlord photos tend to look a lot nicer than the house does in person. But I am a terrible photographer and this is, in my opinion, a pretty house. So you should come see it in real life. Get in touch! Owner pays water/garbage. Option to split internet for $20/mo. Month-to-month lease.
