Unit comes with a one car garage (a real one with a door), you can park your other car on the streets. Rental Qualifications a) No evictions b) no foreclosures no bankruptcy c) no money owed to a landlord, property management company, etc. d) no unpaid rent e) proper 30+ day notice given to your current landlord f) no criminal record g) no jail time h) no prison sentence, no parolee i) enough money to pay monthly rent plus deposit. deposit depends on rental history. j) PROVABLE income in Orange county or the surrounding cities (within 60 miles circle). k) income of 2.5 times the monthly rent (requires two month deposit), preferably 3 times the monthly rent (one month deposit, if everything else is correct) l) state of California does not allow us to charge more than 2 months of deposit so if you have multiple problems we cannot rent to you. m) under 25 years of age require two months deposit. n) You have to have a VALID non-expired picture ID issued by the government. Up to two Pets are OK with $75 per month per pet rent (and $300.00 per pet deposit). We do not provide Washer/Dryer but there is a W/D hookup for an electric W/D inside the Balcony closet. Rental Application is $40 per adult (that is everyone 18 years of age and older). We run 3 different types of background check: Credit, Criminal and Eviction.
