A lease term of 30 days/12 months** is preferred, with the exact lease term to be confirmed before move-in.** Move-in costs include **first month's rent and a **security deposit**. Rent includes trash collection, high-speed internet, and reasonable usage of electricity, gas, and water. All utility accounts shall remain in the Owner's name. Combined monthly bills for electricity, gas, and water are capped at $200 for the premises. Any costs exceeding this cap will be divided equally among occupied rooms and billed to active tenants as additional rent. This is a non-smoking property. Smoking, vaping, marijuana, cannabis products, and illegal drugs are not permitted anywhere on the property. Parking is available in approved locations, such as assigned driveway parking or street parking along Paseo Granada, as agreed in advance. Garage parking is not available unless specifically authorized. Pets are not permitted unless approved in writing. Tenants are responsible for keeping their bedroom clean and sanitary, washing dishes after use, cleaning cooking surfaces after use, removing personal items from shared bathrooms, following trash and recycling guidelines, and respecting assigned laundry and kitchen storage arrangements. Quiet hours are from **10:00 PM to 7:00 AM daily**. Visitors require prior approval, and overnight guests are not permitted without written authorization. This rental is best suited for a responsible tenant who values a clean, respectful, and peaceful living environment.
