Rental Payments Rent is due on the 1st of each month. If the 1st falls on a weekend or holiday, rent is due the following weekday. If the 3rd falls on a weekend or holiday, rent is due the following weekday. 2. Security Deposit A security deposit of $500 is required at the start of the lease. The deposit will be refunded at the end of the lease, minus any deductions for damages or unpaid rent. The security deposit must be paid before moving in. 3. Utilities The landlord will pay for all utilities, including internet, water, power, and light. Tenants must ensure that all utilities remain in good standing and must inform the landlord immediately if there are any issues. 4. Pets Pets are allowed at the property. An additional pet deposit of $50 per pet is required. Tenants are responsible for any damages caused by their pets, including but not limited to scratches, chewing, or any other destruction to the property. 5. Use of Property The property may not be used for any commercial purposes, including short-term rentals (e.g., Airbnb, VRBO) or generating income in any way without prior written consent from the landlord. The tenant may not sublet the property or any part of it. 6. Maintenance & Repairs Tenants are responsible for keeping the property clean and in good condition. The landlord will handle major repairs, while tenants must promptly report any damage or required repairs. Tenants are not allowed to make significant changes or alterations to the property without the landlord's approval. 7. Subleasing Subleasing of the property is strictly prohibited without written consent from the landlord. 8. Property Inspection The landlord reserves the right to inspect the property with [notice period, e.g., 24 hours] notice. Inspections will occur no more than 2 times per 6 months unless there is an emergency. 9. Termination & Eviction The lease can be terminated by either party with [30 days] written notice. The lease will be terminated within 30 days of receiving written notice from either party. Tenants must leave the property in good condition at the end of the lease term. If the tenant violates any of the terms of the lease or this policy, eviction may be pursued as allowed by Texas law. 10. Renters Insurance Renters insurance is required.
