HOME DESCRIPTION: When this house was an Airbnb, the most-mentioned feature in reviews was the sweeping views (of downtown, the Catalinas, the Rincons, the Tortolitas, etc.) and the location. The 1450 sq. ft. two-story home (with stairs!) is perched on the side of Tumamoc Hill. Super private & quiet (on a tiny barely paved road) but still just 2 miles from downtown Tucson, 3 miles from UA Campus, and a 15 minute walk to Mercado San Agustin & the streetcar. Safeway and tons of great restaurants are a short walk away! The Tumamoc trailhead is also right around the corner for burning off all those enchiladas. Main living area is on second floor and is one giant room (open concept), both bedrooms are on the first floor. Kitchen has all stainless appliances. Built-in 3-stage water filter. Small room off the main living area that can be used as an office. There is a washer and dryer (red LG dryer is not in photo but is there). Master bedroom has a large walk-in closet with a skylight. Bedroom two has a large closet. Master bath is en suite and is in between the 2 bedrooms with another door to the foyer. Nest smart thermostat so you can crank the AC before you get home. Bamboo floors upstairs, concrete floors downstairs. There is a 6'x20' large storage room/workshop adjacent to the carport (not pictured) with giant cupboards and shelves galore. OUTDOOR AREAS: There's ample parking, including a one-car carport. Gated adobe-brick-paved patio and small garden partially covered with a ramada. Outdoor dining under the patio lights is a treat for about 9 months out of the year. Second floor has a covered deck off the living room. THE NEIGHBORHOOD: This is a very special area of Tucson- on the west side of Menlo Park and on the side of Tumamoc Hill, a sacred site for the Tohono O'odham. This little street is a very friendly little neighborhood; I still know most of my old neighbors and everyone looks out for each other. It's off the beaten path and is difficult to find...feels like you are out in the country while still being in the city. $8-$10 Lyft or Uber gets you downtown. LEASE TERMS: House is available on May 26th. Everything (internet, water, trash, there is no gas) is included except electric (which can be over $100 during our super toasty summers). Deposit of $1000 and first months rent due at lease signing.
