Address necessary repairs within a reasonable timeframe Occupancy: Only individuals listed on the lease agreement may occupy the property unless written approval is granted by the landlord. Default / Lease Violations: Failure to pay rent, repeated late payments, unauthorized occupants, property damage, illegal activity, or violation of lease terms may constitute default of the lease agreement. If the tenant fails to correct the violation or pay outstanding balances after proper notice, the landlord may pursue legal remedies including lease termination and eviction proceedings as permitted by state and local law. Entry Notice: The landlord may enter the property for inspections, repairs, or maintenance with reasonable notice as required by law, except in emergency situations.
