Cosigners must qualify under the same additional criteria. The Co-signor will need to complete a rental application and pay the $40.00 processing fee. The Co-signor will need to be on the Residential Lease Agreement as well. Self-employed applicants must provide a financial statement from a CPA or previous year's tax statement. We check for unlawful detainers and evictions. Unlawful detainers or eviction within the last 3 years are grounds for denial. If an applicant has a rental history, the applicant has to provide a verifiable address to do rental verification, and applicant must not have defaulted in lease obligations or community policies.
