LOCATION: This is where other people come to vacation. Activities include hunting, fishing, camping, hiking, atv's, horseback riding, and snowmobiling. You can access the National Forest direct from our property to their road system. PROPERTY: We have two 20 acre parcels. The lower 20 acres is 3/4 open grass and the rest wooded. The upper 20 acre parcel is mostly wooded with ponderosa pine and fir. The property is between 15% and 25% slope. It is fenced and cross fenced to keep the horses away from the house and barn. Taxes would be very low if you put the acreage in forestry. BARN: The barn is 36' x 36' with two 12' x 36' attached lean-to's. It has two each 12' x 12' horse stalls inside and a 24' x 24' paddock on the outside. It has 6' insulation in the roof and 1.5" insulated walls. The opening is 24' clear with no posts. There is a hydrant at the barn and full hookups for one RV including sewer. Both lean-to's have metal cladding on the underside for fire prevention. The barn is not heated but there is an old woodstove that could be installed. We also have a separate insulated chicken coop. UTILITIES: The house is powered by a 6,600 watt solar system with battery bank and backup generators. It puts out 120/240V. Waste disposal is a septic system. Water comes from a 300' deep well with two different water sources. It is pure and cold. The water is pumped uphill to a 1900 gallon storage tank and gravity fed to the house. Water pressure at the house is 63 psi. There is a 1500 gallon backup storage tank at the well. We also have a 1400 gallon cistern at the barn that is collected from rainwater off the barn roof we use to water the livestock and two each 1400 gallon cisterns fed by rainwater off the house roof that we use for the garden, cold frames, and orchard. The gutters are special made to withstand the winter ice and snow. HOUSE: The house is one of a kind. It was built to withstand wildfire, earthquakes, severe wind storms and heavy snow loads. It features a masonry stove, a custom masonry wood burning kitchen stove, standing seam metal roof, all plywood (no OSB) roof construction, 8" concrete ICF exterior walls, a hip roof, and Hardiplank siding. It has an attached carport, garage, and woodshed all under one roof. The floor plan is 1400SF. If you need more living space you can infill the garage door and woodshed opening and almost double the size of living space. The structure and insulation are all in place to do that. There are two storage rooms in addition to the typical storage spaces. The house is slab on grade with 3' doors which makes it handicap accessible except for the bathrooms. It has all of the usual appliances - propane stove, dishwasher, microwave, washer, dryer, and tank less hot water heater. We have a 500 gallon propane tank.
