Owner pays for trash collection; tenant pays all other utilities, including lawn maintenance (approx $45 per mow). Owner will pay and then bill tenant for direct water and sewer charges. Oil tank is full. One or two small dogs are ok - $500 non-refundable one time fee and $25 per pet per month. No smoking, please. Upfront required first month's rent and two months security deposit.
