Now a rental, the great room preserved the vaulted ceilings with cedar strip canoe suspended over exposed beams and has a woodstove. All living space is on the upper floor and includes a great room, dining room, 3 bedrooms, kitchen, plus ample downstairs storage with a laundry room and bathroom. Two window unit air conditioners, whole house fan plus ceiling fans in every room (spring and fall mountain temps are very comfortable here). Woodstove in the great room has capacity to heat entire house (firewood would be tenant responsibility and numerous suppliers in area will deliver); however, the home's propane wall heaters will also heat house. Great room was designed for winter solar heating via numerous South facing windows which significantly reduces heating expense. High speed Internet provided by landlord and is available for work from home and distance learning. Electricity and propane are tenant responsibility and are locally available. Propane tank is owned so you may choose most competitive supplier in the area. No charge for water. Highly desirable second home and vacation area of the North Georgia Mountains, convenient to Highlands, NC (12 miles), and Clayton, GA (15miles) farm-to-table foodie destination. Trout stream abuts farm with river access (river is stocked weekly). The property is surrounded by US Forest Service offering abundant hiking trails, waterfalls, river rafting and trout fishing. This home is located on three-acre meadow with fruit trees--landlord maintains most of that area, however, tenant is responsible for mowing at least a 20' perimeter circling the house (summer months only); mountain view and 5-minute walk to the river.
