The apartment must be the shareholder's primary residence and cannot be used as a pied-a-terre. HDFC (Housing Development Fund Corporation) co-ops are limited equity buildings that are created to provide affordable, long-term housing and do not provide the investment opportunity that other types of ownership may offer. In our HDFC co-op as well as others, there are restrictions on the sales price, and there is a Transfer Fee (a.k.a. Flip Tax) when the shares are sold.
