Income must be verified for occupancy. 2. Employment: A prospect must have current verifiable employment and two years employment history or verifiable source of income. A full time student that doesn't meet all requirements for the property will require a co-signer. A co-signer for any applicant must meet all qualifying criteria. A school can be accepted as employment history. 3. Rental History: Two years verifiable prior residency indicating no outstanding debt to the previous landlord and compliance with all items of the lease and community policies is required. (Living in a property that is owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes). Owning your previous occupancy can take place of rental history. Occupancy has to be verifiable. 4. Age: Applicant must be at least 18 years of age. All occupants 18 years of age or older must complete an application, pay all application fees, and are required to be on the lease as a resident. 5. Security Deposit: An app fee of $50 (certified funds payable to Scenic Management, LLC is required at the time of Application 6. Credit: A credit report and criminal report must be processed for each applicant. Any medical, bankruptcy, repossessions and/or credit issues can be explained in an additional letter. 7. Automatic Rejection: Applications will be automatically rejected for the following reasons: Rejection 1. anyone having been evicted by a prior landlord for cause 2. falsification of application 3. outstanding debt to previous landlord 4. federal tax lien 5. failure to pay application fee and/or any security deposits 6. felony convictions will be evaluated on a case-by-case basis 8. Property Condition: Prospective tenants are accepting the property in an as-is condition. Requests for changes to the property must be submitted in writing before signing the lease.
