Rent: $1,200/month The main floor has two bedrooms that share a bathroom, plus the common living spaces. The house is around 1,850 sq ft and includes a deck and a front yard. The basement has a master suite (separately rented) and storage. YOUR HOUSEMATES Dan, He's been here ~7 years, works as an art installer, and travels often for work. Easygoing and a good friend. Alex, His three children don't live with him but occasionally visit on weekends. He is often out and about during the day/evening. ABOUT ME AND MY PARTNER My partner Ophelie and I live in the mother-in-law house on the same property, so we're nearby but not living inside the house with you. Ophelie occasionally uses the desk in the shared common space when she works from home. The house is generally very quiet. Noise transmission between rooms isn't a concern the bedrooms don't share walls. THE ROOM - Fits a queen bed with room for storage and a small desk - Private view onto the front yard - Fully furnished move in with just a suitcase WHAT'S INCLUDED - All utilities: electricity, water, gas, trash, and internet (no cable) - Furnished common spaces and equipped kitchen (you'll share a fridge/freezer with Dan) - In-unit washer and dryer LEASE TERMS - One-month minimum, month-to-month thereafter - 30 days' written notice to move out; rent is prorated if your last day isn't the 1st of the month - You're responsible for rent through the full 30-day notice period, even if you vacate earlier - Deposit: $1,200 refundable + $250 non-refundable move-in/out fee - Background check required as part of the application PETS: Cats welcome, no dogs. PARKING & LOCATION - Easy street parking; EV charging or off-street parking can be negotiated if needed - Safe neighborhood, walking distance to restaurants and grocery stores - ~20 minutes to downtown via the Line 24 bus Available May 6th. I'm renting a master suite, bathroom and nook in the daylight basement floor of my cozy shared house. Upstairs has two other rooms and the common spaces. The house totals around 1850sqft and also has a deck and a front yard. Roomates: 1. 1st Upstairs bedroom Dan lives in the house full time and has lived with us for 4 years and we are good friends. He works as an art installer and travels often for work. 2. 2nd Upstairs bedroom Alex who is a single Dad. His children (teenagers) are nice and are sometimes at the house. 3. My partner (Ophelie) and I (Nicolas) just moved to a Mother in Law unit on the same property. So, while we no longer live in the house we still live on the same property. Ophelie uses the desk in the shared space when she works from home. The house is generally very quiet and peaceful and we are looking to keep it that way. Very flexible lease, One month minimum, month to month thereafter. 30 days notice to move out, I prorate if your last day is not on the 1st of the month. I plan a large remodel of this house within a year or so. I will not be able to have renters during that period and will provide a 90 days notice before I begin with the remodel. Deposit: $1000 fully refundable deposit Fee: $250 non refundable cleaning fee payed on move in. The master bedroom is large and has a huge walking closet. The private bathroom is attached. It is a daylight basement with full size windows in the room and the nook and a small window in the bathroom. Note that the downstairs tends to be a bit cooler so it is best for people that enjoy a cool space. The bedroom is furnished with all you would need and the nook is currently empty. You can easily set it up as an office or use it as storage. All utilities are included: Electricity, water, trash, gas and internet (1Gb fiber). NO CABLE Shared spaces are furnished. Kitchen is equipped and you will have your own fridge & freezer. Washer Dryer in unit Street parking is very easy on street: Possible access to EV charging & off street parking to be negotiated if needed. Safe neighborhood, walking distance to restaurants and grocery stores. Easy bus ride to downtown, less than 20 minutes.
