Occupancy standards No more than 2 people per bedroom will be approved for occupancy Pet limits No more than 2 pets allowed with approval and additional pet deposit Income Verification Applicants must demonstrate a combined gross monthly income of at least 3x the monthly rent. Acceptable documentation includes recent pay stubs (last 30 days), prior year tax returns, bank statements, or a signed offer letter from an employer. Credit History A credit check will be performed on all applicants 18 and older. We are looking for a demonstrated pattern of financial responsibility. Medical debt and student loan debt will not be considered as negative factors in the credit evaluation. Other outstanding collections, patterns of late payment, or significant derogatory marks may result in denial. Criminal History A background check will be conducted. Applications may be denied for convictions - specifically for violent crimes or felony drug related charges. Each criminal background will be evaluated based on the circumstances as shared on the application itself. If you have concerns, please reach out before applying. Rental History Applicants must provide contact information for previous landlords covering the past 2 years.
