Utilities & Thoughtful Usage Included Services: To simplify your life, all utilities (water, gas, electricity, and trash) are included in your rent. Reasonable Usage Cap: To ensure sustainability, we ask that you use utilities mindfully. A monthly cap of $125.00 is set for the combined utility bill. Should usage exceed this amount, we will discuss the overage with you for reimbursement, though our goal is to stay within this limit together. 4. "Wellness Checks" & Maintenance Proactive Care: We view repairs as "wellness checks" for the home. Please do not hesitate to report small issues (like a drippy faucet or a loose handle) early on. I promise to be thankful, not annoyed, when you help me maintain the integrity of the space. Communication: For non-emergency repairs, please text me and simultaneously send an email/text for my records. I commit to acknowledging non-emergency requests within 72 hours. Emergencies: In the event of an emergency (water leak, no heat, safety risk), please call and text me immediately at any hour. 5. Pet Companionship & Resume Pet Policy: We welcome respectful, small pets (25lbs or less). Pet Resume: To help us get to know your companion and comply with HOA standards, please provide a "Pet Resume" including a photo and up-to-date vet/inoculation records. 6. Legal Compliance & HOA Standards HOA Bylaws: This lease is subject to the Gibson Condominium Bylaws. By signing, the Tenant agrees to comply with all Condominium Instruments and Rules. o Including NO SMOKING DC Legal Protections: This lease is governed by the laws of the District of Columbia. Both parties acknowledge the DC Tenant Bill of Rights, which is incorporated here by reference.
