Qualifications for approval must be met before an application can be approved. Rental Qualifications and Information: Application Fees: $50.00 per person over the age of 18 (credit and criminal) Reservation Deposit: $300 (1BD) -$400(2BD) with approved credit (600+ credit score) **Reservation Deposit is non-refundable if application is falsified or cancelled by applicant. Reservation deposit will be converted to security deposit upon move-in.** Income: Verification showing at least 3x the amount of the monthly rent (2 most recent paystub, tax return, 6 months of bank statements, I-9 or financial aid/loan docs) Criminal: For Felonies AND Misdemeanors, we don't allow any violent persons or sexual offenses no matter the time limit. For theft, damage, drug, and weapon charges, we don't allow any felonies 10 years from completion of sentence and any misdemeanors 7 years from completion of sentence. Rental: 6 months of good rental history. We do not accept second chance leasing. No previous evictions, current or previous property debt 3-13 month lease terms
