This is a great 2 bedroom, 2 bathroom, pet friendly home in a prime location in Capitol Hill. The unit has an open floor plan that provides plenty of room to cook, eat, and lounge in the great room with views of downtown Seattle, Queen Anne, and the Olympic mountains. The kitchen has high quality appliances. Within the past 12 months we bought a a new refrigerator and new washer/dryer. The unit comes with a dedicated parking space in a gated garage, where we also have an enclosed storage unit and space to park multiple bikes. The unit has a perfect city location. The building is located on a quiet street across from the Thomas St mini park. We are just one block from the shops and restaurants at Denny/Olive and only 5 blocks from Broadway, where you can find shops, cafes, bars, and restaurants of just about any type. The Capitol Hill station is only a 10 minute walk, so getting to Northgate, UW, downtown, the stadiums, or the airport is fast and easy. We have loved living here for 3 years and we hope the next occupants will love it just as much as we do. This is our only rental property and we handle all maintenance requests personally (no management company or automated telephone system to fight with). As tenants you'll have our full and undivided attention. The lease term will be 12 months, but we are hoping to find good tenants who will be interested in extending it in the future. Smoking is not permitted anywhere inside the building. The deposit and first month's rent are due at lease signing. The tenant is responsible for gas, electricity, and water, and internet service bills. Gas and electric bills will be in the tenant's name. Water is billed to the building every two months and we will ask the tenant to read the unit's water meter to ensure that the tenant is charged only for what they use. The building provides gigabit fiber optic internet for $50/month, which the tenant pays for. Prospective tenants must submit to screening based on credit, criminal, and civil history. Conviction for violent crimes or credit scores below 670 may result in denial of an application. Tenants must demonstrate with paystubs or bank statements that they have income of at least 3x the monthly rent. The maximum occupancy of the unit is 3 adults, and no more than 3 adults' income can be used to demonstrate the the household earns more than 3x the monthly rent. We are happy to accept a reusable Zillow tenant report (you pay Zillow a one time fee and present the credit report and renter history to anyone renting a property on the site).
