Remodeled, cleaned, and furnished!
I bought this townhome in 2018 after I finished Graduate school at SFA in Nacogdoches. It was pretty worn out from the years of previous renters. During covid I began working on it myself and with the help of friends, family, and professionals! I'd helped remodel and done construction for church mission trips so now I was the project.
The inside had popcorn walls, exposed foundation concrete for most of the flooring, as well as fluorescent lighting, and the original particle board cabinets in bathrooms and kitchen. So I pulled everything out and replaced it all a little at a time. I think the end result helped update and modernize these townhomes that were originally built in the 80's. One of the absolute best renovations was replacing the plastic atrium with a real enclosed roof and windows. It helped lower the electric bill, reduce outside noise, and increase privacy with the mirror tint. Additionally, the living room and upstairs bedroom windows are all mirror tinted for privacy.
The kitchen comes with all appliances (fridge, stove, oven, microwave, and toaster) plus a starter set of kitchen knives. There is also a disposal in the kitchen sink. Best of all is the tankless water heater that works even in the coldest weather and never runs out of hot water and is more energy efficient than the old models.
These townhomes weren't built with any real storage in mind so to fix that, I added cabinets to the front side of the kitchen peninsula. There's also a storage shed on the patio as well as the HUGE walk in closet/attic storage for the upstairs bedroom.
Each bedroom has a queen bed and dressers from Ikea.
The living room includes a 55" TV and sound bar, fold out queen size couch, lounge chair, coffee table, rug, and entertainment center behind the couch that houses the surround sound. There is also a dining table included in the atrium plus leftover seasoned firewood for when it gets cold!
A new roof was put on last year in 2025.
My electric is with TXU on the avg. monthly plan at $128 per month. The house is fully electric plus a functional fireplace. The HOA is $216 a month which includes the waste/water/trash bill in it.
Plus, if you own a dog, I will even leave the doggy door to the patio for you and your pup.
Hopefully a SFA parent or student (or anyone looking to call Nac home!) will be excited to call this their home as it has been a great place for me and Churro. With all the renovations and furnishings, I am hoping to earn enough to pay off graduate school and have some leftover to get some land in the country. Open to all legit offers!
What the owner loves about this home
The location is great! Just off the north end of Pearl st. close to Austin makes it easy to get around town whether south to SFA or north to Walmart. Plus Austin st. goes out to the loop when a road trip is necessary. The townhome is also walking distance to several restaurants like Buffalo Wild Wings, Newks, Cotton Patch, Bottle Cap Alley, and Barkeeps.
There is ample parking in the complex for when friends or family want to visit.
HOA dues includes the city waste/water/trash fees so one less bill to worry about.
The original exterior cedar siding is also due to be replaced with upgraded Hardie board like the atrium and 2nd floor exterior wall. Once that is complete, the townhome will be remodeled inside AND out!
