Term The Lease shall begin on the agreed-upon move-in date and shall continue for the term specified by the parties, unless terminated earlier in accordance with this Lease and the Texas Property Code. Rent Tenant shall pay rent in the amount agreed upon by the parties. First month's rent is due in full on or before the move-in date. Rent shall be paid in the manner and to the party designated by Landlord. Late fees, if any, shall comply with the Texas Property Code. Security Deposit (Texas Property Code 92) Tenant shall pay a security deposit prior to or at move-in. Pets (Pet Addendum Texas) Pets are permitted only with Landlord's prior written approval. The number, type, size, and breed of pets are negotiable. Unauthorized pets constitute a lease violation. Landlord may require additional pet deposits, fees, or monthly pet rent as agreed in writing. Tenant shall be responsible for all damages caused by pets. Insurance Tenant is strongly encouraged to obtain renter's insurance. Landlord's insurance does not cover Tenant's personal property.
