Tenant Responsibilities: All utilities (electricity, water, garbage, sewage) are the renter's responsibility. The Tenant shall be responsible for cost of repair due to damage caused by Tenant, their guest or pet. The landlord shall be responsible for normal maintenance of $150 related to normal wear and tear, unless caused by the Tenant. Lease Terms: All leases are for one year unless otherwise negotiated, which may result in a higher rental rate. Upon application approval and acceptance of the unit, a non-refundable move-in fee $500 is due at signing. Additional separate cleaning fee $250 negotiable upon signing. Non-refundable fees, first month's rent, last month's rent, and any additional fees must be paid prior to or at move-in. Application Guidelines: If more than one person over the age of 18 will be living at the property, they will need to submit an application as well. Applicants must have a verifiable gross monthly income approximately three times the rent, demonstrated through pay stubs. All Applicants who would be occupying the location over the age of 18 must submit an application. Maximum occupancy is limited to fewer than two persons per bedroom. Applications must be submitted online. Applicants with evictions, unpaid judgments, or records of drug or violent crimes will be denied. Credit issues will be evaluated on a case-by-case basis. Marginal credit may require a higher security deposit to mitigate risk. No smoking of any kind is permitted on the premises. One cat is allowed with prior written approval. A $500 non-refundable pet deposit is due at move-in, and a monthly pet fee of $25 applies and is also non-refundable. Reasons for Application Denial: Incomplete, inaccurate, falsified, or unverifiable information on the application. Unpaid judgments, evictions, or drug/violence-related criminal records. Insufficient verifiable income, unsatisfactory credit, or negative references. First and last month rent plus $500 non-refundable move in fee required. Tenant is responsible for Avista and Spokane Utilities bills. Also tenant is responsible for all lawn maintaining watered, mowing, weeding from March to November. Repairs costing $150 or less are the renter's responsibility. This property complies with all Federal Fair Housing laws and the Washington Law Against Discrimination. Service animals and verified Emotional Support Animals are not considered pets, and standard pet fees, pet rent, or pet deposits will be waived for approved animals. Applicants requesting a reasonable accommodation for an assistance animal must submit a formal request during the application process. For non-obvious disabilities, the applicant must provide reliable documentation from a licensed healthcare professional confirming the disability and the disability-related need for the animal. We reserve the right to verify the authenticity of all medical documentation. Property damage, failure to maintain sanitary conditions, or failure to control the animal constitutes a violation of the lease agreement, regardless of the animal's status.
