    Fantastic location- House is literally 3 blocks from the CENTER of the Texas Christian University (TCU) campus. This house is loaded with potential. First, you can scrape it for the land as is worth more than the asking price. Second, it is currently configured as a 2 bedroom 1 bath house. There are renderings for our plans to make it into a 3 bedroom 2 bath house with almost no effort. If you are going to use it for student housing and do not need a formal dining room, this is possibly the best way to maximize the property. Third, If you want to live there and make it into a 2 bedroom 2 bath, you do not have to convert the dining room and just roll. Either of the conversions could easily cost less than $25,000 all in to do. We have a quote from plumber for $8,750 to do the plumbing conversion and updates that we are happy to send to you. If that was not potential enough, there is a garage and separate room for workouts, storage etc. that can be remodeled. Potential, potential, potential. There are a couple of windows that need to be replaced, and the house can use a refresher in some areas but it is structurally in good shape and on peer and beam to boot. Before we fix it up wanted to put it on the market for the next person that wants to live in TCU to do with as they please.
