Occupancy: Maximum occupancy is 4 humans due to the limitations of the septic sump pump. Special Considerations: Because the house is on a septic pump, human waste and toilette paper are the only items that can be flushed. If plumbing backs up and the sump pump needs to be replaced or fixed due to something a tenant put down the sewer system, the tenant is responsible for paying the associated repair and/or replacement cost. The repair ranges between $3,000-$5,000. Lease Terms. First term is a minimum of 7 months based on Florida Laws, however the tenant can choose to go 12 months or more. Pets: Pets are considered on a case-by-case basis. No more then 2 animals are authorized. Pet photo and records of spay/neuter and up-to-date rabies will be required.
