Just spent this spring over 100 grand for 35' x 15' heated pool with gorgeous hot tub waterfalling into pool, 40, 000 BTU propane heater plus an electric heat pump. Expanded the tile patio around pool, fenced it in, added 400 gallon in-ground propane tank, gas lines to new gas cooktop, grill area, gas fire pit and pool heater. 8 grand of new privacy landscaping done. I'd say 1.5 mil value now, at least.
