(6) A credit report is required showing all three credit reporting agencies and the applicants FICO scores. All persons 18 years and older will need a credit report. (7) Credit score to be acceptable to landlord. (8) Key Management requires an initial one year lease. If tenant is enlisted in the military and is deployed or transferred, the lease will be terminated if tenant provides Key Management with a signed copy of the tenant's orders and a minimum of a 30-day notice. If tenant is deployed without advance notice, this requirement will be waived. If tenant is relieved of active duty and chooses to relocate, tenant will be responsible for terms of lease unless other arrangements are agreed to in writing by landlord or landlord's agent. (9) Length of employment to be at least one year. (10) Debt-to-Income ratio will be considered (Net Income MUST be at least 2.5 times the amount of rent for any particular unit). (11) No evictions. (12) Deposit and first month's rent shall be paid by certified funds, i.e., money order or cashier's check on the move-in date. (13) Last month's rent is to be paid by cashier's check or money order.
