The rented room is the master bedroom it has a walk-in closet and its own access to the bathroom. The room is 14x14 there is a king-sized Serta Zero-g bed with a desk dresser and Tv. The room is furnished but it is $100 cheaper to have a non-furnished room. Leases are based on what you need months or years up to you. Room is (196ft2) furnished, but if you don't need any furnishings, a reduced amount to monthly fee will be applied. I will pay for all the utilities, including water, electric, gas, and internet. I will provide the router NETGEAR Orbi Whole Home Tri-band Mesh Wi-Fi 6e System. Room has ethernet access as well. There is a washing and dryer. The kitchen comes with all the necessities and appliances need to cook. The room is furnished but does not need to be if that's what you need. Please let me know whether or not you want the things in the room and a reduced rental fee will be discounted per month. Dogs are welcome, though we will have to gothrough an introduction process done at a neutral area. As far as use in the spa and sauna, it can be used three times a month, but more than that, a service fee will be requested. No smoking within the dwelling except if you decide to vape in your room. I think that will be fine but not within the house. The back porch would be a suitable area as well. Lease payments are due on the 15th day of each calendar month. (Please let me know if you needa different day) You can pay in the following methods: cashier's check, credit card, PayPal, venmo, Cash or cash app Leases are based on a month's period. But if you would like a longer lease period let me know, and I'll draw it up. Occupants: No more than four people may reside on the premises unless prior written or verbal consent with landlord is obtained. ( The room comes with an Air up mattress as well) Furnishings: Furniture or appliances are provided by the landlord Zero-g King-sized bed with mattress, end table, a desk, TV stand, surround sound speakers, and a 55" TV. If these are not needed, please let me know, and a reduced rental fee will be applied to the monthly fee. Keys: Tenant's will be given one key two door pins and a gate remote control. Storage: Storage is permitted and shall be entitled to store items of personal property in the basement and within shed during the term of lease. A residential inspection checklist will be given to the attendant upon lease agreement signing If a trial period is needed and let me know at the interview or before the lease signing
