Tenant must be able to maintain/water the very low hassle yard (trees, shrubs, etc..), remove occasional Bermuda Grass and Buffel grass that pops up as they are invasive to the area and cause native species to die and are a fire hazard. Water, trash and sewer are paid by landlord because water use is expected for plant care.
