Renter's Income and Qualification: (a) Tenant must have a minimum credit score of 710 to be eligible to lease the premises. (b) Tenant must demonstrate financial qualification by providing the following: A combined monthly W2 income equal to at least three times the monthly rent for a continuous three-month period and 1099 forms for the previous two years to support income verification. (c) References from past rental property managers and/or personal references. (d) If not currently working for pay, bank or brokerage statements or other proof of savings and/or financial stability. (e) Failure to meet the credit score or income requirements may result in the rejection of the lease application. Term: The initial term of this lease shall be 12 months. The lease may be renewed yearly or month by month under mutually agreed-upon terms. Rent: Tenant agrees to pay monthly rent of $3999.00 due on the 1st of each month (plus pet rent if applicable), payment must be submitted by 5th of each month. Rent shall be paid though Zillow, Zelle or direct deposit. Security Deposit: A security deposit of 1.25x of monthly rent is due upon signing this lease. This deposit will be returned to Tenant within 20 days after the termination of the lease, less any deductions for unpaid rent, damages, cleaning cost and trash removal (if applicable). Utilities: Tenant shall be responsible for the payment of all utilities, including but not limited to electricity, water, garbage and any other applicable services, throughout the term of this lease. Landlord is responsible for repairs under normal usage. Renter's Insurance: Tenant agrees to obtain and maintain a renter's insurance policy throughout the duration of this lease. The policy should provide coverage for personal property and liability (minimum 30K in property coverage and 300K in liability protection). Tenant agrees to provide the landlord with a copy of the insurance policy and proof of coverage before taking possession of the premises. Failure to maintain continuous renters insurance may be considered a breach of this lease agreement.
