Tenant pays all utilities (gas, elect, water/sewer). No smoking, Landlord cuts grass but Tenant must help maintain other landscape features keep yard clean. water grass/plants, keep yard tidy. Winter: Tenant shares snowplow costs with other tenants as necessary. LL recommends Tenant purchase renters insurance - a plus for application
