Rules -No smoking inside the loft (there is balcony door entrance with direct street access, as well as a rooftop for smokers) -Guests must adhere to noise curfew after 10 PM to respect neighbors. -Maximum occupancy must not exceed the specified limit. -Guests are responsible for any damages incurred during their stay. -No illegal activities or substances are permitted on the premises. -All garbage must be disposed of properly in designated bins. -Respectful behavior towards the property and neighbors is expected at all times. -Preferred 1 person max. 2 person occupancy -Monthly rent $1,750; includes utilities (water/sewage/trash) -Internet only Xfinity access available (not included in rent) -Garage parking small/medium car/SUV only; street parking alternative -Laundry room accessible on premises with debit/credit card machine operation (not in the unit)! -Renters insurance of min. $25K -Background check -Credit Check -Proof of income -Minimum of 2 references- from previous landlords with addresses -Minimum 12 months lease with 60 day notice to vacate before lease term ends -Lease renewal after 12 months can be discussed to be continued at month to month - with a monthly rental increase of $250 =$2000 -Must adhere to all common policy of the HOA community -PETS - Cats or Dogs allowed- maximum 2 animals in addition to rent/Pet deposit is $300 - onetime fee that is NOT refundable -Landlord reserves the right to access its property with a 48 hour notice to the tenant - in an emergency the landlord may enter IF must! -First month's rent and deposit must be to be paid upfront -Deposit of $1,750 will be secured in a savings account for you and returned based upon after a walk-thru with move out. The deposit will be returned within 21 days after inspection is satisfactory with move out!
