For your comfort, I do not recommend this space for two roommates. I do not accept dogs and will not accept more than one cat with a lot of assurance that the cat will not destroy furniture and only use a litter box. You will be asked to pay more in rent, deposit, and cleaning fees for a cat. Additionally, I am not available to show the house because I live out of state. I'd like to know a bit about you what you do, who you will be living with, how long of a lease you are looking for, and why you need a furnished spot when you reach out to me. My ideal tenants are in a transition period and are not looking to put down roots in the space. If it is clear to me that you haven't read this note or the property description, I will not respond. This cozy center unit in a triplex feels spacious, despite its size, quiet, and private. The neighborhood offers highly-rated coffee shops and breweries within walking distance. You'll also find a a greenway that takes you to the RiNO arts district. Close to hip and posh neighborhoods (Park Hill, Five Points, RiNO, Whittier, Cole, East Colfax), the Natural History Museum, the Zoo, Coors baseball field, and City Park (one of the largest parks in the city), you will find a lot of restaurants, shops, and attractions within a 2-mile radius. Inside, natural light floods in from windows onto hardwood floors. The main bedroom holds a full-sized bed with pull-out drawer storage underneath in addition to a large dresser and standard-sized closet. The second bedroom functions as either an office or bedroom with a desk, chair, closet, and loveseat sofa that becomes a surprisingly comfortable queen-size mattress. The living room includes a coat closet for extra storage (as well as a coat hanger mounted behind the front door), a large television with Roku, a sofa, an armchair in a reading area with a floor lamp and bookshelves, a full-length mirror, and plants that are both real and fake. The fully-stocked kitchen includes a two-person dining table, a new dishwasher (as of January 2026), gas stove and oven, full-size refrigerator, and a pantry that also contains a washer and dryer. Every space boasts art and unique items to make it feel like a cherished home, not a hotel room. The backyard includes patio furniture, a fire pit, and planting pots and tools. Additionally, the neighbors in the triplex are incredibly friendly, helpful people who will expect and welcome you. Owner pays for all utilities, including internet. Refundable deposit negotiable depending on length of stay. For three months: $500 Six months: $800 Nine to twelve months: $1,000+ *We prefer and give preference to 3-6 month leases and will not typically grant longer leases without a larger deposit and larger cleaning fee. You will also be responsible for restocking the house with essentials like toiletries, cleaning supplies, laundry detergent . . . everything you find in the house. No smoking of any kind permitted in the house. Pets: Willing to negotiate for one cat with a guarantee that no furniture will be scratched and the cat always uses its litter box. Rent will increase to $1,850/month and $500 will be added to the refundable deposit fee. The move-out cleaning fee will also be increased to a flat rate, one-time payment of $200. Parking: There is one, uncovered, off-street parking space. Street parking is ample and free just look out for street cleaning days.
