small pets friendly, but renter needs to pay more deposit for them, $50 fro each. big size is unacceptable. two year lease term is better for us, we prefer to sign a contract with 650+ credit record. the owner will charge of the roofing, siding, fence, cooling&heating. the daily tear and wear on indoor stuffs the renter should take care of, before move in, we will do a move-in check to make sure everything works. renter should offer the city utilities, internet, garbage service.
