Lease Terms Rent is due on the 1st of each month. Lease term: 12 months minimum. Security deposit: $300 minimum (amount may increase based on credit or rental history). Residents are responsible for all utilities. Water, sewer, and trash are billed monthly based on unit size and occupancy. Electric and gas is billed directly by the utility provider. Pest control: $5/month (flat rate). No smoking permitted inside units. Off-street parking provided. Pet-friendly community: cats and dogs allowed. No weight restrictions, but breed restrictions apply (see Pet Policy). Pet fee: $200 per cat or dog under 63 lbs; $400 per dog 63 lbs or over. 24-hour emergency maintenance available. Applicant Screening Criteria All applicants are evaluated using the same rental criteria for all SRST Giddings properties (Parkside, Shade Tree, Sunrise, and 327 Sunrise) in accordance with Fair Housing laws. To qualify, each adult (18+) must: Complete an online application and pay a $35 non-refundable fee. Provide proof of income showing at least 3x the monthly rent in gross income. Submit the last three paycheck stubs or equivalent proof of income. Provide a valid government-issued photo ID. Pass a credit and criminal background check. Have positive rental history with no prior evictions or outstanding rental balances. Applications are reviewed as a whole; approval is based on credit, income, and rental history combined.
