Tenant pays all utilities. Shared laundry, yard and driveway (one space each unit). Public street parking out front. We check credit and criminal background. We don't accept anyone that has a previous eviction or criminal background that would be considered dangerous to the property or other tenants or neighbors. Bad credit is dealt with by increasing the deposit - depends on what makes it bad. Base Security deposit is $1200 with good credit, provable income and good tenant history, otherwise could increase. Some pet breeds not allowed and there is a pet deposit and monthly fee. Tenant is responsible for yard maintenance. All payments prior to move in need to be cashier's check or money order, then we accept personal checks thereafter. We require all tenants to have renters insurance.
