Problems with the house include: Central a/c sprung a leak last summer, so compressor needs replacing since it uses old coolant no longer available (6.5k estimated cost). Garage door recently worked on and repaired but due to previous problems the motor now needs replacing ($500 – 600 estimated) Screens for windows in living area need replacing Windowsills need replacement/repair due to puppy chewing years ago Faucet on garage sink broke and needs replacing Kitchen sink faucet not in great shape but works, could use replacing Front lawn suffered greatly from this past summer. Back yard surprisingly came back strong and looks good. Just a few minor blemishes on the walls. Backyard fence has some missing slats. 90% still in great shape. Pool needs significant cleaning/stain removal Good things with the house: Cabinetry all in great shape. Fireplace and its wood working all in great shape. Counter tops all in great shape. Roof replaced 2013 by previous owner New water heater installed about 2 years ago. New water softener installed 7 years ago. Carpeting all in great shape except for one spot in one bedroom but it should be able to be shampoo’d out. Non-carpeted floors are in great shape. Bathrooms are in great shape though bathtub is beginning to show its age. Master bedroom closet is still in amazing shape. Garage is still in amazing shape (except faucet). Pool filter system still in good shape Roof still in great shape (replaced in 2013)
