Best part about this property is the proximity to downtown Wakefield, Lake Quannapowitt and the MBTA (commuter rail, orange line and the 137 bus route). Just a few minute walk to the downtown area where you will find many options for dining out and shopping. More options coming this year! Newer Galvin Middle School is at the end of the street! Wakefield High School is minutes away, too. Just beyond the center you'll stumble upon the lake, a generously sized playground as well as a beautiful green space! Bennett Street is close enough to the downtown area that it's very convenient but also far enough away that you'll enjoy peace and quiet. My wife and I are always accessible. We live nearby and are never far. This unit has been completed renovated and updated just a few years ago. It consists of two spacious bedrooms, both with generous closet space, and one completely/recently renovated bathroom. Each room has plenty of natural light with multiple windows in place. There are two common areas. The front of the house, main entrance, has a large common area which will act as a mudroom or storage location for your jackets, shoes, mail, etc. This door is off of the living room. The second entrance is off of the kitchen. Through this entryway you'll find access directly to the driveway and fenced in backyard. You'll also find access to the laundry room and the basement. The laundry units are stacked and individually labeled for units 1 and 2. You'll find two more sets of hookups for laundry in the basement: one of which has a set already hooked up. This is good for those extra loads of laundry you want to get done simultaneously. Everything from new stainless steel appliances to new kitchen cabinetry to flooring. Most recently, in January 2023, the bathroom was completely gutted. New bathtub, toilet, vanity, flooring, fixtures, lighting, etc. New Life Proof flooring was also installed in the living/TV room as well as both bedrooms. A fresh coat of paint has also been applied to the unit! In the basement you will find the heating systems for both units as well as ample space for storage. The basement is dry and free of dampness. As you make your way to the backyard you will find steps leading to the second tier of the yard which consists of a 20x20 patio with provided patio furniture, three umbrellas to use as you choose, a hammock and a two swing, swing set. This swing set can be collapsed and removed upon request. The back yard is a paved driveway, concrete footing at the side entrance and then mulch on the second tier around the patio. We felt mulch was preferable. Less maintenance and better for your furry friends (no yellow spots in the grass). On the bottom tier there is an outdoor kitchen/grill setup with a fridge, too, for those summer night get togethers. That grill unit will stay for your usage. Around the corner from the grill is the trash and recycling storage. Pick up for trash is weekly on Wednesday's and every other Wednesday for recycling (blue week). Trash and recycling information can be found on the town of Wakefield's website. The property has off street parking which can accommodate a total of 5 vehicles. Two up at the top and the rest behind them. The town of Wakefield allows overnight parking all year round which is very convenient for families with multiple cars or guests visiting! Mail boxes are located on the front porch. GUARANTEED JAN 1, 2026 (Possibly sooner). Unit is DE-LEADED! Certificate available upon request! Pet friendly! Just please let me know the name and breed of your furry friends. Lease will be based on a 12 month length but we are open to negotiation and are flexible. The owner will pay for water consumption for this property as well as trash and recycling pickup. Owner will also take care of all yard maintenance: to include snow removal in the winter, spring and fall clean ups, and required maintenance in the summertime. Tenant is responsible for utilities (electric and gas/oil consumption as well as internet/cable connection). The unit is piped for gas for the stove/range, however, the heating source is forced hot water and it's currently heated by oil. Sometime this year, the plan is to replace the oil boiler and install a gas boiler. For now, tenants will be responsible for filling the oil tank when it's necessary so that the unit can be heated. If that is not a desirable option, we can discuss an adjustment on the monthly rent and the owner will assume responsibility for filling up the oil tank when it is necessary. Plenty of off street and on street parking. Town of Wakefield allows overnight parking all year round. Absolutely no smoking inside the premises.
